Why Bathroom Renovation Quotes Can Vary So Much

A fair guide to comparing Melbourne bathroom renovation quotes, understanding the included work and budget amounts for unselected products, and checking what an unusually low proposal may exclude.

A lower quote is not automatically a warning sign

A lower-priced renovator may be efficient, have lower overheads or propose a simpler scope—the exact work included in the project—that suits your room. Price alone does not establish whether a contractor is reliable or whether a proposal represents good value.

The useful question is why the totals differ. Two bathroom renovation quotes can include different preparation, products, trade responsibilities and risk allowances. Compare the promised result and the work required to achieve it—not only the final number.

Start with the exact renovation scope

One quote may cover a complete strip-out and coordinated rebuild, while another retains plumbing locations, wall linings, flooring or fixtures. Both approaches can be reasonable when retained elements are suitable and the difference is clearly explained.

Ask what will be removed, retained, repaired, supplied and installed. Confirm who protects the home, disconnects services, removes waste, completes the final clean and manages the sequence. An omitted task may become your responsibility or a later cost.

Check allowances against your actual selections

Quotes often use allowances—budget amounts set aside for products that have not been selected—where the final tile, vanity, tapware, bath, mirror or shower screen is still undecided. A smaller allowance can reduce the quoted total without reducing the eventual amount once preferred products are chosen.

Ask whether each amount includes supply, delivery, installation and related materials. Where selections are not final, make sure every quote uses comparable allowances and explains what happens when the chosen item costs more or less.

  • Which fixtures and finishes are fixed selections, and which are allowances?
  • Does each allowance include GST, delivery and installation?
  • Who orders, checks and stores owner-supplied products?
  • What happens if a selected item is unavailable or incompatible?

Preparation and waterproofing sit beneath the finish

Tiles and fittings are visible, but much of the renovation value is underneath. The substrate—the wall or floor surface supporting the tiles—may need repairs or preparation, while drainage details, falls, junctions, penetrations and the waterproofing system affect how the wet area performs.

No contractor can confirm every concealed condition before demolition. A useful quote should explain the preparation allowed for, the proposed waterproofing extent—which walls, floors and junctions will receive the waterproof barrier—who completes and checks that work, and the process if demolition reveals damage or unsuitable construction.

Identify the trades and who is accountable

Bathroom renovations can involve plumbing, electrical, building, waterproofing, tiling, cabinetry and glazing work. Trade coordination means scheduling those specialists in the right order and making responsibility clear. Required licences, registrations, certificates and approvals depend on the particular scope.

Ask which work will be completed by appropriately qualified or licensed trades, who coordinates their handovers and who remains responsible for the contracted result. Using subcontractors is not itself a quality problem; unclear accountability is the issue to resolve.

  • Who is the contracting party and day-to-day project contact?
  • Which trades are included, and which must the homeowner engage separately?
  • What certificates, records and product documents will be supplied?
  • Who checks work before the next layer or finish covers it?

Understand exclusions and the variation process

A quote can be lower because it excludes likely tasks, relies on assumptions or leaves decisions until construction. That does not make it misleading if the exclusions and responsibilities are prominent and you are comfortable carrying them.

Ask how unforeseen conditions and requested changes are documented, priced and approved, including any effect on timing. A variation is a change to the agreed work, price or schedule. Except where urgent safety action is needed, understand a proposed variation before the changed work proceeds.

Read the warranty and handover terms

Compare workmanship guarantees and manufacturer warranties in writing. Check coverage, duration, exclusions, maintenance requirements, claim contact and whether labour associated with a product claim is included.

Ask about handover—the final inspection, clean and transfer of care, certificate and warranty information when the work is complete. A long warranty headline is less useful than clear terms and an identifiable business that explains how concerns are handled.

Bathroom quote comparison checklist

Put proposals side by side and record where each answer appears. Mark irrelevant items as such; ask for clarification on unanswered items before treating the totals as comparable.

  • The same layout and retained or removed items are assumed.
  • Demolition, protection, disposal and cleaning responsibilities are stated.
  • Wall, floor and structural preparation allowances are described.
  • Plumbing, electrical and other licensed trade work is identified.
  • Waterproofing extent, drainage, falls and wet-area interfaces are included.
  • Tile areas, laying assumptions, grout, sealant and edge finishes are defined.
  • Fixtures and finishes have comparable specifications or allowances.
  • Shower glass, cabinetry, mirrors, accessories and painting are allocated.
  • Exclusions and homeowner-supplied work or products are listed.
  • Hidden-condition and written variation processes are explained.
  • Schedule assumptions and milestone-based payments are clear.
  • Guarantee, warranty, certificates and handover documents are specified.

Assess value after the scope is clear

Once proposals describe a comparable result, consider communication, relevant experience, project coordination, documented checks and warranty support alongside price. The best-value option fits your priorities and makes responsibilities and risk clear.

If the preferred scope is right but payment timing is difficult, review finance separately rather than removing necessary work without understanding the consequence. Payment plans involve eligibility, terms and costs, so assess the finance information as carefully as the building proposal.
